What exterior painting looks like with us

Stucco is what most of the Valley is built from, and it is what Nieman Painting specialises in. Exterior jobs start with a pressure wash, then repairs - stucco cracks filled, loose paint scraped - and only then the paint, using weather-resistant products made for desert UV. One customer described it: James and his crew "pressure washed, repaired stucco cracks, prepped, painted and cleaned-up in less than a day." Another, quoted on a Monday, had HOA approval on Tuesday and the crew at the house on Wednesday morning.

What happens on an exterior job, in order

Skipping a step shows up a summer later, so every exterior follows the same sequence:

  • Consultation and colour. Including your HOA's approved palette, if you have one.
  • Pressure wash. Dust and chalky old paint stop new paint bonding.
  • Repair. Stucco cracks filled, peeling paint scraped, damaged trim addressed.
  • Paint. Weather-resistant exterior paint, applied evenly with clean lines and no drips.
  • Inspect and clean up. Touch-ups done on the walk-through, and the property left clean.

Painting stucco in the desert

Stucco takes paint well, but hairline cracks let monsoon water in behind the finish, so they are filled first. The right exterior paint for stucco is breathable and flexible, so it moves with the wall through big day-night temperature swings instead of cracking, and holds its colour against intense UV.

Brick, wood and trim

Brick needs a breathable paint so moisture can escape. Wood siding and trim dry out and split fastest in the sun, so they need a good primer and a flexible topcoat. Doors, windows and trim are where a repaint looks sharp or sloppy - they get the same attention as the walls.

When to paint an exterior in the Valley

Paint has temperature limits. In summer the crew starts early and works the shaded sides of the house as the sun moves round, and monsoon storms can set the afternoon schedule. Fall through spring is the easiest window, so it books up first.
